When I tell people that I work in the modular home sales department for Ben’s General Contracting Corp., they often look at me with a puzzled look on their faces. Many have never heard of a modular home before. Those who have are usually unclear on exactly what a modular home is. One of the most common questions I get asked is, “Is that like a mobile home?” The answer is no. It is just like a conventional, stick-built home.
Modular Homes are built as good if not better than “stick built” homes.
Modular homes are also sometimes referred to as pre-fab (prefabricated) homes or system-built homes. They are constructed in a factory in several sections, called modules. Simply put, a modular home is a home that is built off-site in a temperature controlled factory environment and is not affected by bad weather. It is subsequently transported to the building site, hoisted onto its foundation by a crane and then assembled by a skilled set crew. Many people compare this process to that of building with Lego bricks. Because modular homes have to withstand transportation, they are built stronger and more durable than stick-built homes.
Building a new modular home is faster and less expensive.
Although most modular homes are delivered approximately 80-85% complete (with walls primed and ready for paint, electric run, plumbing done, kitchen cabinets and bathroom vanities and fixtures installed, and much more) some on-site work is required before the homeowner can move in. After the modular home is delivered and set, the utilities must be reconnected. Also, in the spots where the modules meet (known as the marriage walls) some interior drywall installation and patchwork has to be done as well as the installation of any items such as flooring or doors that may be located in these marriage walls. On the exterior, siding patching or installation may be required as well. Once this is all done, you are ready to move into your new modular home!
