The Challenge
This mixed-use building is a large, three-story apartment building in Woodmere, New York, with retail space on the first floor and residential apartments on the second and third floors. While it was a beautiful old building, its brick façade was deteriorating and the roof was leaking, causing water damage. The owners wanted a commercial exterior renovation while businesses and tenants remain in building. Ben’s did a complete transformation!!!
Clearly, the building needed an extensive renovation. But with so many people and businesses in the building, there was no question of closing it, but the building owner was against that. It would need to remain open during construction. Keep those tenants happy while work progresses!
The owners turned to Ben’s Contracting to install an attractive and sturdy façade, a new roof, and insulated glass windows and doors.

The Solution
Like a Brand-New Building Façade! Our crew went to work doing the following tasks without interrupting commercial and residential tenants. We set up a protective scaffold and safely removed the brick façade. We then patched the framing and sheathing on exterior walls. We waterproofed the building by installing a liquid membrane on the outside of the building. Additionally, we constructed a beautiful cultured stone façade on the lower half of the building with an EIFS acrylic stucco façade on the top half. Built a parapet wall at the top of the building. Installed a new insulated commercial roof. Installed new modern glass storefronts with new glass doors. Replaced all concrete sidewalks. Renovated parking lot with new drywells and asphalt. The result was a renovation that made the building much more attractive, safe, dry, and energy-efficient while preserving its architectural character.
