Day Care Center Bronx, NY
Client came to Ben’s General Contracting in the fall of 2020. He was planning to occupy a space in a high-rise building to expand upon his already thriving day care facility. The client had some issues with his last build out and needed someone that knew the ins an outs of claiming a permit for a school in NYC. What’s more, they needed someone who would build it fast and right.
Design
First, we discussed the design of the new space and were able to agree on a budget right from the start. Next, we scheduled him with our experienced design professional and started to design the day care. We scheduled these meetings and provided him with potential schedules and budgets for any changes that needed to be made to get through New York City Department of Building.
The owner was converting a law office into 2 large classrooms with a shared 6-piece children’s bathroom. We created 2 separate entrances, so we needed to provide proper security. We designed 2 large interior glass windows so that 1 of the classrooms could utilize the natural light of the other. The permit was ready in the spring of 2021 and by that time the owner was faced with a solid deadline of only 2 ½ months. He asked if we could take on this schedule and Ben’s agreed that we were up to the task. We planned meetings with our team and created Microsoft project schedules, determined as we were to bring this project in on time.
Materials
We worked with the owner to help pick out all of his finishes: LVT, bath tile and plumbing fixture and in April of 2021, we were ready to start building this preschool. One of our next challenges was that the space was on the 2nd floor of a hi rise building and was right above the lobby. We need to run our plumbing down from a space that had no plumbing without disturbing the finishes in main lobby. We planned this and conferred with the building board members and were able to utilize a side closet and get the job done.
The Build
We finished the build out in mid-July of 2021 on time and the owner was thrilled. We were able to expedite the sign offs for the building department by hiring engineers to self-certify most of the work. The owner secured the inspections he needed from the department of education and will be opening this extension to his preschool in the Fall of 2021.
