A question our customers often ask us is do I need construction management?  The answer is often a resounding yes.  Whether your are building a new extension on your home or doing all new construction on Long Island, construction management will cut through all the noise surrounding your project.

What is our process for successful construction management on Long Island?   Our mission is to act as your guiding light throughout the process of planning, designing, and building your renovation.  This approach, known as the design build process guarantees that your initial vision remains intact right down to the last detail.

The preconstruction service agreement is an agreement we make with our clients to guide them through each step.   You will have a well-planned project with one main point of contact through each phase, which means consistent and complete communications, with a focus on the overall scope and budget concerns.

Construction has a lot of moving parts, and we know it can be confusing and stressful. Ongoing project communications is key to reducing stress. Here is an overview of how the Design-Build process with Bens General Contracting Corp. works for you.

Step 1 – Initial Consultation:  In this phase we’ll get acquainted to see if we are a good match.

We will fully explore your vision, ensuring a clear understanding of your goals.  We’ll discuss a budget range in relation to your vision, explore various options, and provide preliminary insight into the design and permitting process.

Step 2 – The Pre-construction Services Agreement:   Prior to entering into a Construction Agreement together we have pre-construction processes for which there will be fees.  These pre-construction processes will be handled with what is called a Pre-Construction Services Agreement or PSA.    The PSA includes developing the project scope together and/or with your other design professionals, specifications, selections and doing a detailed estimate that assures you a quality, completed project at an agreed upon price.   The PSA will usually cover some design services or consultations with designers, architects, engineers, etc., preconstruction planning, project development.   You can use as much or as little of our services as you feel necessary.   For instance, you may not need us to go with you to pick finishes, or maybe you would ask us to bring samples.

This is a no-obligation service.   Once we have a conclusive plan and finish schedules, the information is yours and you are not under obligation to hire us for construction.

Step 3 – Project Development:   With all or most of the results of the PSA work in hand we will meet with you to talk through the project.   We will take all the time you want to be comfortable and confident. We’ll go over the scope of work, project plan, progress payments, timelines, logistics and concerns. You will meet your personal project manager and discuss how communications are best handled.  You will be equipped with Ben’s Remodel Design Guide.

Step 4 – The Construction Agreement: We will now have all the information to provide a guaranteed price for your project, you will have signed off on the design and production plan.  You’ve met your project manager and knew who will be doing what and when.   We will provide an Agreement for our mutual signatures.    We will go over and explain every detail of our straightforward Construction Agreement.   Our goal is to include all finishes and every cost that will go into your job.  Our clients are satisfied to know that when we present a proposal, the price is the price!

Step 5 – Project Management:  During the building phase we will handle all the details of ordering materials, scheduling, oversite, and coordination. Concurrently we will diligently keep you up to date on progress and issues.

Step 6 – In-Process Changes:  No matter how carefully we plan your project together you will probably want to make some changes along the way. We are prepared to cheerfully accommodate any changes you want to make.    Our Agreement will explain how costs and timing associated with your changes will be handled.

Step 7 – Project Completion:   As during construction, at this completion phase we will meticulously inspect to ensure that craftsmanship level have been maintained throughout the project. We will schedule a final review meeting with you to answer any operational questions regarding appliances, heating and cooling systems and any other operational questions.    We will do a final clean up to the highest standards possible both within the project and anything on the property that we touched.      We will present you with a document to list anything you might run across that might need some attention.     And finally, you will benefit from our industry leading one-year warranty on our work.

Step 8 – Warranty:   Rest assured that we will stand behind our work. We have a predetermined process that guarantees that our project withstands the test of time. Additionally, we are always available for consultations and minor repairs during the warranty period and beyond.
