How can an owner help keep their commercial project on schedule?

It is common knowledge that the most important thing about a commercial project is that it comes in on schedule.   If a business owner is starting a new company, they need to start bringing in revenue on the date they plan to open—time is money.  Also if a company needs to stay open during commercial construction, they want to minimize the time that the work will disrupt or slow down their business.    So the question is what is the owner’s role in helping their project come in on time.   To complete a project on time, an owner has to collaborate with their team and do the work upfront.

What are you trying to achieve?

Figure out what is most important to you about your project before meeting with an architect or general contractor—try to figure out what will you build and what will most help your business plan.

Get involved early in preconstruction

Meet with your contractor often to plan and make all decisions before the project starts to avoid delays during the job.

Product selection

Eliminate the unknown costs. The cost and availability of finishes can vary widely. This can increase the costs and time. The more you can narrow down all of your finishes and the lead time on them, the smoother your project will proceed

 Keep the changes to a minimum

After the project has begun owners will usually see potential for additional work or creative changes to the construction design.   Changes are inevitable, but it’s best to avoid them as best you can.

Choosing the right contractor is the main factor for completing a project in a timely manner.   Do the research, talk to former clients of potential contractors.  Look for a contractor who is experienced in doing commercial construction in Long Island.   Their main mission should be keeping your commercial project on schedule.  Make sure you hire a general contractor that:

  • Has a written contract with details
  • Has a process and experience in managing a commercial project
  • Works from a written schedule
  • Keeps clear communication
